Located in the heart of downtown New Orleans, on the campus of the Tulane University Medical Center, the J. Bennett Johnston Laboratory renovation project consisted of over 35,000 square feet of renovation to 3 floors of a 6 story building into ballroom lab spaces as well as the expansion of existing window bays on the South façade. The renovation was broken up into two separate phases and the building was occupied during construction. This project emphasizes LEMOINE’s ability to work in an occupied space, utilizing phased construction to provide the owner with a quality interior renovation without having to abandon all of their operations.

The goal of the three-floor renovation was to promote collaboration and interdisciplinary work in the biomedical sciences. The 35,400 SF space includes flexible laboratory spaces capable of being immediately reconfigured, research spaces, meeting spaces and conference rooms. In order to achieve LEED Gold certification, Lemoine worked diligently to provide fundamental and enhanced commissioning of mechanical systems, indoor air quality management and duct leak testing of existing ductwork. Lemoine also utilized tracking logs to monitor waste management, recycled content, regionally manufactured materials, low emitting materials and certified wood products.

The scope of work included selective structure demolition, metal fabrications, architectural millwork, firestopping, flush wood doors, glazed aluminum curtain walls, access doors and frames, aluminum storefront and entrances, gypsum board, non-structural metal framing, cork flooring, wood ceilings, resilient sheet flooring, demountable partitions, plastic-laminated-clad lockers, residential appliances, lab fume hoods, lab casework, wood countertops, simulated stone countertops, fire protection system, plumbing, HVAC, and electrical.
